Boutique developer Haxted is transforming a collection of legacy buildings at Cane Hill Park, a 205-acre Barratt and David Wilson Homes development in Coulsdon, south London.

Once the site of a former psychiatric hospital, with notable residents including family members of Charlie Chaplin, Michael Cane and David Bowie, the historic buildings comprise a chapel, a water tower and one wing of the hospital’s former administration building. Large parts of the 1882 hospital – which featured on David Bowie’s album cover for The Man Who Sold the World – were either demolished or destroyed by a fire in 2010. The final phase of the housing project will see the preservation, reimagination and sensitive refurbishment of the three remaining legacy buildings which are all that survives of the much larger Cane Hill Hospital complex.

The impressive water tower will form a one-off luxury residence worth over £2million, while the Administration Building Collection will provide 14 one, two and three bedroom apartments. The chapel conversion will form the heart of the new community with plans for co-working, exhibition and communal spaces for residents in the pipeline.

The utmost respect for the history of the site has been paid throughout the development, which sits alongside an attractive range of new homes. The conversion properties are being sensitively restored, presenting an exciting combination of traditional and contemporary architecture. With warm, richly textured materiality and the preservation of the building’s late Victorian heritage façade, no stone has been left unturned when it comes to attention to detail.

Each apartment boasts high ceilings in keeping with the original 1882 building and generous, flexible layouts using high quality materials. Ranging in size from 839 to 1,334 square feet, the Administration Building Collection apartments are flooded with natural light through unusually large window units and benefit from their own private outside areas designed to maximise the space.

Reflecting modern life, the apartments offer carefully considered open-plan kitchen and living spaces. Bedroom suites provide ample storage space, and where provided, connected en-suite bathrooms. Kitchens are by Porcelanosa, with grey tone Brooklyn timber flooring fitted to open-plan living accommodation areas. Bedrooms are offered with a finished screed ready to receive carpet or Brooklyn timber flooring as chosen by the purchaser.

The four-bedroom Water Tower will be set across seven spacious floors finished to a very high specification. The first floor will boast a games room, with bedrooms on the second to fifth floors, while the sixth floor will provide a dressing area. A spacious living room and kitchenette on the top floor will provide open plan living space, leading up to a roof terrace which will sit at the top of the tower, providing incredible views across the wooded hillside to the majestic Farthing Downs.

Cane Hill Park is surrounded by 173 acres of agriculture land, offering the best of both town and country living. The development is just a ten-minute walk from Coulsdon town centre with its wide variety of shops, restaurants and facilities. Perfect for those working in central London, Coulsdon South train station provides frequent services to London Bridge in 21 minutes, London Victoria in 28 minutes and to Croydon Town Centre in 6 minutes. The M25 motorway is just 10 minutes away by car.

Carlo Navato, Founder of Haxted, comments: “What is most impressive here is the strong sense of local history and the unique heritage of Cane Hill Park makes this one of our most exciting projects to date. The properties are a careful balance of modern design with traditional character as it was extremely important that we didn’t lose sight of the development’s rich past.”

The award-winning site is the GLA’s largest current new-build housing project which is nearing completion and is now occupied by residents. The converted apartments are being sold through Foxtons.

Apartment prices start from £450,000 and rise to £655,000. The Water Tower will be launched at £2,250,000 with the unique ability for buyer customisation.
