Vistry Partnerships has started redeveloping part of the Walton Hospital in Chesterfield after securing planning permission from the Borough Council and agreeing a deal with Homes England for the site.
A vacant section of the Derbyshire hospital will be given a new lease of life with the construction of 153 homes.
Once complete, the site will feature two, three and four-bedroom family homes – of which a minimum of 60% will be affordable – meaning Vistry Partnerships is going beyond standard planning requirements to help local people get on the property ladder.
Commenting following the start of work on-site, Vistry Partnerships Managing Director for East Midlands, Andy Reynolds, said: “Through careful consideration of the needs of Chesterfield, we have created a robust proposal which fits both ours and Homes England’s aspirations as well as that of the local area. Once our work on-site is complete, the scheme will deliver high-quality housing in an accessible location, and the reuse of brownfield land fits perfectly with our commitment to bringing forgotten sites back to life.”

The redevelopment of the site is split across two parcels of land, with 103 homes built on land located off Whitecotes Lane. A further 50 affordable homes will be built on the adjacent Harehill Road land parcel by a Small to Medium Sized Enterprise (SME). This is part of a Homes England initiative to support smaller developers.
As part of the site’s transformation, Vistry Partnerships will be incorporating Modern Methods of Construction (MMC), with each property being constructed from sustainably sourced timber frame panels.
With work now underway on site, Vistry Partnerships expects the entire development to be complete by Spring 2024.
